Marketing Your Home
The more exposure your home receives, the more opportunity you'll have to achieve your financial and time-oriented goals. In addition to Internet, newspaper and magazine advertising, we attract qualified buyers by using the following methods:
 

  • Property Flyer - We prepare a professional marketing sales tool including graphics and highlights of your home to distribute to the brokerage community and potential buyers.
  • Search All Listings - Information about your home will be included in the Multiple Listing Service, a database of currently available properties accessible by real estate professionals.
  • Other Brokers - In order to find a buyer, we cooperate with and invite other brokers in the community to tour your home.
  • Relocation Connections - Prospects for your home also come from relocation services, corporations, executive search firms and fellow associates who keep track of potential buyers and/or maintain relationships with former clients.
  • Referral Network - Weekly sales, periodic regional and Master Real Estate networking meetings allow us to present new listings. Other Sales Associates then refer to their client databases to identify potential buyers and arrange viewing appointments.
  • Professional Web Advertising - We hire a professional photographer to capture the unique essence of your home via still photos and virtual tour panoramas.  This encapsulated tour is then included on our website and may be made available through a direct URL.  The Virtual Tour Link is advertised and made available through My Personal Website, the MLS, Realtor.com, CAMoves.com, a host of other sites that feed from the MLS, such as Trulia.com, and all print materials.

We will provide you with periodic status reports including buyer reactions to your home, allowing us to continually evaluate and reassess our marketing strategy.

Stage 1: Preparing the Home for Sale

  • Property Inspection - Before we list your home, we will inspect and identify improvements that could increase profit on the sale.
  • Staging - We provide as part of our full service and being certified stages, an initial staging consultation and home assessment.  Based on this assessment, we create a home project plan.  We work directly with you to accomplish all tasks on the plan, from small cosmetic fixes, to painting and staging with existing household items.  When needed, we will professionally decorate and stage your home so it can be presented to its greatest advantage.
  • Establishing Goals - Markets can fluctuate so it's important to establish your goals so that we can work hard to meet them.
  • Listing Price - Establishing a competitive listing price is critical to the success of the sale. We use the most advance CMA tools available to determine the right listing price.  We will schedule a specific pricing strategy appointment just prior to putting your home on the market to determine the best positioning of your home given current market trends, inventory, buyer activity and price exposure levels. 

Stage 2: Promoting the Property

  • Digital photography - Once your home is ready to list, we will have professional quality digital photos taken.
  • Virtual Photographic Tours - The professional photographer will also create photo panoramas with zoom features to best capture the details of your architecture, layout and fixtures. 
  • Full-color property brochures - We prepare a professional marketing sales tool including graphics and highlights of your home to distribute to the brokerage community and potential buyers.
  • Full-color postcards of your home will be designed and distributed at showings, open houses, public venues, and through direct mail. For select properties, premium virtual tours will be posted on CaliforniaMoves.com, Realtor.com and ColdwellBanker.com
  • Referral Network - Weekly sales and periodic regional meetings allow Sales Associates to present new listings. Other Sales Associates then refer to their client databases to identify potential buyers and arrange viewing appointments.

Step 3: Technology Tools.

  • The Internet Data Exchange (IDX) is an electronic list of homes for sale available on the web. Your home will be included in the data feed.  Your Virtual Tour will also be linked into this data feed.
  • Search All Listings - Information about your home will be included in the Multiple Listing Service, a database of currently available properties accessible by real estate professionals.  This populates up to Realtor.com where Coldwell Banker properties are highlighted with Premium level pictures and extra characters in our descriptions. 
  • My corporate website features an entire feed of listings for all viewers who come to my site to search for homes.
  • E-mail Updates - My website also features an automated search for clients who are seeking properties. They can initiate their search on my site and receive daily emails with listings that meet their search criteria. You home will be featured in that service.
  • Featured Property Presentation - My website will feature your home and may also directly include a 'splash' page.  Your home will feature a virtual tour and may also have a specific web link available directly through an advertised URL listed on your property flyers, sign post and the web.  The site includes still photos, virtual tour, property features list, weekly open home banner advertising, school and community information and more!  You can even forward featured URL links to friends and family to promote your home! 
  • Transaction Details - I employ a transaction manager as a second pair of eyes and ears for all the details of a file, as well as utilize various web portals and technology resources to share and transfer all transaction documents.  Many documents you can view and download via the web at your convenience or via email.  Any online transaction managerment sites I use are password-protected and will be a repository for your transaction for years to come.  In addition, when necessary, to facilitate quick and easy document authorization and signing, I utilize an online password-protected Docusign account.  You can be anywhere in the world and still review and sign documents with a simple click of a button! 

Stage 4: National & Local Advertising

The power of global advertising connects your home to an ever increasing number of local, national and international buyers. The Coldwell Banker message is seen and heard on:

  • Network and Cable Television campaigns. Our spots run during such popular programs as Alias, 60 Minutes, Dateline, The Practice and Trading Spaces.
  • Network radio stations
  • Major national newspapers including USA Today and The Wall Street Journal.
  • We showcase your property to millions of weekly readers by aggressively advertising in the region's most widely read publications. Our targeted advertising efforts include the best newspapers in the area.

Step 5: Showing Your Home

  • Agent/Broker Open House - We will invite all local agents and brokers to your home for a roll out presentation.
  • Public Open House - Following the agent/broker open house, we will hold a public open house and present your home.
  • Marketing Kits - All materials regarding the promotion of your home i.e., flyers, brochure, business cards and media kits will be available on onsite.

Step 6: Expectations

  • All calls and email inquiries regarding your home are followed up on immediately.
  • Access to your property will be secured by us though a lockbox and no one will gain admittance to your property without permission.
  • All offers are fully reviewed with you so you can make an educated response.
